According to a joint study conducted by the Building Societies Association (BSA) and National Custom and Self Build Association (NaCSBA), 1 in 3 adults in the UK are likely to want to build their own home. In response to this study, the government has introduced (as of 27 June 2022 ) a “Help to Build” programme in England that will provide an equity loan to help people fund their custom or self-build house.


What is the Help to Build scheme?

The government help to build scheme is designed to provide equity loans based on the expected costs of purchasing a plot of land and constructing a home on it. According to the Help to Buy programme, the equity loan amount can range from 5% to 20% of the project’s total expected cost, and it can be up to 40% in London. It is also believed to be interest-free for five years.

You can spend as much as £600,000 on your new home if you qualify. If you don’t already own the land, this must also include the price of the land as well as the cost of construction, which cannot exceed £400,000.


What do you need to qualify?

Self-build and custom-built homes are not just for those who have previously owned or constructed a home. Even with a small down payment, Help to Build can make building your own house a viable option.

You can apply for Help to Build if you:

are 18 years or older, and have a right to live in England
will live in the newly-built home as your only home
secure a self-build mortgage from a lender registered with the Help to Build scheme
